Quebec Rent Increase Notice Template (2027): Free Official Form
Updated November 5, 2026 · 5 min read
Lease ending June 30, 2027, rent at $1,000 a month: to raise it, each tenant must receive a written notice between January 1 and March 31, 2027. The template to use is free: the official form from the Tribunal administratif du logement (TAL). Here is why an old template no longer complies, and how to fill in page 1, field by field.
The right template: the official TAL form
Example: Julie owns a triplex, and her 3 leases end on June 30, 2027. She downloads the TAL form “Notice of rent increase and modification of another condition of the lease”. It is free, and it also works for changing a condition other than the rent.
Pick the version in the language of the lease (article 1898 of the Civil Code of Québec):
- Lease in French: form TAL-806-E.
- Lease in English: form TAL-806A-E.
- Current edition at the time of writing: 2026-05, 2 pages.
- One copy per tenant: the form must be sent individually to each tenant concerned.
Why an old template no longer complies
Example: Marc reuses his January 2024 letter and only changes the amounts. That letter predates December 26, 2024: it is missing the mandatory text required since then.
Since that date, the Quebec regulation on the mandatory content of a notice of modification of a lease (Règlement sur le contenu obligatoire de l'avis de modification du bail d'un logement) requires the notice to reproduce the text of its Schedule I. Article 1943 of the Civil Code requires every mention prescribed by regulation, so a template without that text does not comply, even one found online. That text tells the tenant:
- Their 3 possible answers.
- Their one-month period to reply, or else they are deemed to accept.
- The cases where refusing means they must move out.
- The landlord's application to the Tribunal, and who pays its costs.
- The table of notice periods.
Page 1: tenants, address and rent
Example: the second-floor unit is rented to Luc and Sophie, who both signed the lease. In the section that names who the notice is for, write each tenant's name, then the address of the dwelling.
For the rent, pick one of the 4 ways to state it. Examples with a current rent of $1,000 a month (these are not the TAL's percentages for 2027):
- New rent in dollars: $1,040 a month.
- Increase in dollars: $40 a month.
- Increase as a percentage: 4% of the current rent.
- Percentage of the rent to be fixed by the Tribunal, only if that rent is already the subject of an application to fix or review it. Example: Luc refused last year's increase and the Tribunal has not decided yet. You then write an increase of 3% of the rent the Tribunal will fix.
Page 1: term, other changes and signature
Example: Luc and Sophie have a 12-month lease. To switch to 24 months, from July 1, 2027 to June 30, 2029, write that proposed term: it is required when the notice changes the term.
With no change, a 12-month lease renews for 12 months. Then fill in the rest of page 1:
- Other changes: describe each change clearly. Example: parking will no longer be included as of July 1, 2027.
- Warning box: it tells the tenant they have one month to reply if they refuse or are moving out, or else the lease renews on the new conditions. It also points to the TAL's reply template (TAL-810A-E or TAL-810-E). This text is already printed: leave it as is.
- Signature: your name, or your mandatary's (a person you authorize, such as a property manager), with the address, phone number, signature and date.
The acknowledgment of receipt and page 2
Example: on January 8, 2027, you hand the notice to Luc and Sophie in person. Each one writes the date and their name, then signs in the acknowledgment of receipt box for hand delivery, on the copy of their notice that you keep.
Page 2, “Information”, is an integral part of the notice. Always send both pages together, and keep a copy of the notice with the proof of receipt, as the form recommends.
Before you send: the TAL figures and the notice window
Example: you want to base your increase on the TAL figures. The TAL publishes its percentages for the year in January, along with an online calculation tool. Wait for them, then send the notice early enough for it to be received by March 31, 2027.
For notices given since January 1, 2026, the calculation starts from the 3-year average of the Quebec consumer price index, with possible adjustments for taxes, insurance and major work. The Tribunal applies this method if it has to set the rent after a refusal.
ProprioSign fills in the official form for each tenant, in the language of the lease, then emails it to each one. You then see who has confirmed receipt and when each reply period ends.
Frequently asked questions
Where can I find a free rent increase notice template in Quebec?
On the website of the Tribunal administratif du logement: the official form TAL-806A-E (lease in English) or TAL-806-E (lease in French). Use the latest edition, 2026-05 at the time of writing.
Can I write my own letter instead of using the TAL form?
It is possible if the letter contains every mandatory mention, including the Schedule I text required since December 26, 2024. The official form helps make sure none is missing.
What is the rent increase percentage for 2027?
The TAL publishes it in January 2027, along with its online calculation tool. This guide does not give a figure: check the TAL website at that time.
How does the tenant reply to the notice?
If they refuse the change or are leaving, they must reply in writing within one month of receiving it. They can use the TAL's reply template (TAL-810A-E or TAL-810-E). With no reply, they are deemed to have accepted the new conditions.
